Development Permits

Overview

Land Use Development involves planning, permit issuance, building plan checks, inspection services and code enforcement. The City of Prince Rupert and District of Port Edward work to ensure property development and revitalization activity throughout the Cities is in accordance with the Official Community Plan.

The Community Charter allows the City of Prince Rupert and District of Port Edward to require development permits to supplement or vary certain land use regulations. Various development permits are required to ensure that new developments are consistent with their goals outlined within the Official Community Plan which include the protection of the natural environment, compatibility with neighbouring activities, and preservation of heritage values.

Development Permit

Development permit allows a property owner to construct, renovate or make an addition to a structure on a property located within a Development Permit Area. If your area is located within a Development Permit Area, a Development Permit must be applied for and issued, prior to applying for a building permit.

Development Variance Permit

Development Variance Permits are required when a proposed development does not meet a requirement of the regulating bylaw. Most Development Variance Permits address matters found in the Zoning Bylaw but they can also be used to vary requirements of bylaws. Development Variance Permits cannot be used to vary issues of use or density as prescribed by the zoning bylaw.
